Off-Street Parking - An Issue?
One thing that is very unattractive to a potential purchaser is seeing lots of cars parked in front of your house. Many home owners think just because they don't have a garage there is nothing they can do about parking their cars on the road. Some councils will allow you to drop the curb of the pavement next to your house if you don't have room to add to your driveway; of course planning permission may be needed. An off-street parking space can add up to 10 percent to the house market price.
Swimming Pool/Tennis Court
Decide whether you would like a pool indoors or outside, also look at the position of your house before making the final decision To interest a buyer when you live where the weather is not so warm, seriously consider an indoor pool. Interested parties need to know that buying a house with a pool will be of use to them, they are hardly likely to buy your home if it has an outdoor pool regardless of any covers or heating you put on it. Although a heated indoor pool with garden doors that opens up to the terrace or decking area in the summer months may be used year-round. A potential buyer wants to have fun, so an attractive, warm pool is going to look inviting. And it all pays out at approximately a 5 to 10 percent bonus in house value.
If you are going one step further for the top end market, look at a tennis court; but remember these type of luxuries only fit in some neighbourhoods. Between 5 and 10 percent boost in house value, is the going rate for adding a court to your home.
These types of luxuries are certainly something you can offer a potential purchaser. But be aware, you may risk a reduction in the number of potential buyers your house would appeal to. Still, if all goes well, you will sell your house for a price that may astound you.
Installing a Waterside Attraction
My experience with selling Vancouver lofts proved me one thing. A waterside attraction is likely to hold price. The increase to your house value may be as much as an extra third, according to a survey completed. Although there is no way you can build a lake or a small romantic stream by your house, you can build a pond in your yard. A pond is simply a small amount of water in which light can permeate all the way to the bottom, in other words, ponds are not very deep. Depending on the size of your yard, you can build a pond which may even have fish and other fixtures in order to make it look aesthetically attractive.
Depth, area, water source are all things that need looking at when planning your pond, as is avoiding attracting mosquitoes and other bugs if the water doesn't run freely. It's not a straightforward task (best planned with the help of a professional), but pays off hugely when done properly.

All great ideas. There was a guy down the road that built a nice pond. It took him 1 year, he would just do a bit at a time.
As the money came in and when he would have the time.
After he had built the pond, they sold their house.
I thought it was strange but, maybe he was doing just what you mentioned.

A waterslide attraction would be a great addition here on the farm! The ducks would LOVE IT!
