When a potential buyer pulls up at your home this is the first thing they will look at, if it looks dirty and is in a mess this could put them off. Make minor repairs!
Giving your home an exterior makeover is the most cost-effective and crucial step in adding value. When a potential buyer pulls up at your home this is the first thing they will look at, if it looks dirty and is in a mess this could put them off. If you are toying with the idea of selling your home you are going to have a lot of competition, so make sure your home looks fantastic. Step away from your home and try to look at it from a potential home buyer's view point. What does the garden look like? If you have a lawn, is it free from toys and dirt and short? Does the home look well-kept and tidy? There are quite a few ways you can improve the appearance of the surroundings of your house, some will add value, others are just pleasing to the eye. Up to 10 percent can be added to the value of your home if it makes a great first impression.
Doors
Your front door is the doorway into your home, so it is going to be one of the first things a potential purchaser will see. If the door needs changing think about replacing it with a glass door that has lead or coloured glass panels, alternatively if it doesn't need replacing but could do with livening up, decorate around the door. An affordable way to make your home feel more friendly is by adding sidelights. The added light will create space and make a narrow or tiny entryway seem bigger. Money-wise, you're not looking at a great value-booster, but this small modification greatly affects the first impression of a buyer.
Windows Appearance
Another thing a potential buyer will look at is the windows; do they look okay and are they serviceable? Have your windows got decent insulation is the glass double-glazed? Different types of glass for your windows has different energy ratings, so are they energy efficient? Is the glass safety glass and are the locks secure? Look at all these points if you decide to replace your windows. If your windows are tiny and you are replacing them, look at installing larger windows to let in more light and make inside rooms look bigger. A dark house feels closed in and rarely appeals to a possible buyer, most buyers are looking for homes that feel spacious and welcoming.
Landscaping
Most of us will admit that the outside landscaping of our homes could do with a little tidying up and this can be achieved by some nice plant pots, coloured stones or garden ornaments, but if it is totally overun, then a professional landscaper may be the answer. If your looking at installing a sunroom or laying down a patio, these types of jobs are usually best left to the professionals. Employing a professional is never the cheap choice, but if you do then you could see your house value go up by as much as 20 percent. Did you also know that a home that has mature trees on the land genuinely increases the saleability? Numerous organizations have conducted surveys on this; not only did they find it was correct but also if your property is well landscaped and you have mature trees then the value of houses have increased by 7 to 19 percent.. I have several fruitful years in working as a realtor in Richmond BC Canada and saw how minor changes kick started a house in the market!
